INTELLIGENT ENVIRONMENTAL DESIGN
Simple design initiatives can have a significant financial and environmental impact. For example, house lots at QUAY2 have been oriented according to the position of the sun, helping homes to stay cool in summer and reducing household energy bills. Water consumption and cost will be reduced via a ‘third pipe’ recycled water system for private lawns and gardens. These are just two of the many initiatives implemented by Intrapac Property.
Water can be saved in many ways, such as planting drought resistant trees and plants and using rainwater tanks or recycled water when watering gardens. That’s why Intrapac Property installs a ‘third pipe’ water supply to all homes.
Avoiding unnecessary energy expenditure reduces greenhouse gases and your energy bills. And quite simple ideas can have a significant impact. At QUAY2, Intrapac Property has positioned over 80% of home sites to have north facing back yards, making homes cheaper to heat and cool in winter and summer.
The design of QUAY2 focuses on maintaining and developing existing native plants and wildlife, encouraging natural biodiversity.
Environmental impact can be reduced by a range of recycling and conservation initiatives. For example, trees that need to be removed are mulched for use on site.
Major development sites can produce a significant amount of waste during the construction of roads and the building of homes. Careful management and recycling practices however, can dramatically reduce waste and landfill.
Sustainable living extends beyond the environment to how we want to live our lives. We need to reduce the necessity to drive everywhere and encourage social interaction, a sense of community and security.
