FIRST HOME BUYER’S INFORMATION NIGHT AT QUAY2

Getting on the property ladder may be a rite of passage for Australians, but that doesn’t mean it’s not overwhelming and daunting at times.

To make the transition easier, and to take the guesswork out of the process of buying your first home, head to the First Home Buyer Information Night at the QUAY2 Sales Centre on Thursday 28th March at 6.30pm to hear advice from industry leaders, for free.

The evening is proudly presented by QUAY2 and AVANT Townhomes and covers the benefits of first home buying, such as rebates and stamp duty savings; how to use a broker for the best loan; getting into the market; current products; off-the-plan versus house and land packages; as well as the sometimes hidden costs of owning and running a house.

Guest Presentations come from local home loan specialist Steve Cruz of De Witt & Cruz – Loan Mates, who purchased his home in The Quay, the first stage of the QUAY2 project, as well as being a seasoned property investor.

Steve has 25+ years’ experience in developing relationships with major lenders, builders, sales agents and borrowers, having turned over $1 Billion in settled loans.

“I still remember the excitement and nerves of buying my first property,” says Steve. “I look forward to helping others by demystifying the process, showing how to invest in property for your future nest egg, as well as introducing them to the thrill of first home ownership.”

Hamish McDonald, who leads the Avant Townhomes business within the multi-award-winning and family-run Intrapac Property Group, will also present on the night and will share 30+ years of property experience in the development and construction of commercial and residential real estate.

His passion for the last few years has been working on the Avant Townhomes offering in QUAY2 and he says of the ergonomically-designed, luxury townhomes: “We looked at every part of the process – taking the stress out of choosing, buying and maintaining your new home.”

For first home buyers, it’s as simple as choosing light or dark décor, with a team of interior designers bringing together the perfect look in each palate.

The QUAY2 house and land packages also offer affordable luxury for first home buyers and the display village is now open to view first-hand the range on offer.

Spaces for the First Home Buyer Information Night are limited. Please RSVP your attendance by calling 1300 221 484. www.quay2.com.au

AVANT TOWNHOMES 2019 SUMMER SERIES

The QUAY2 neighbourhood of Torquay is soon to be home to a limited edition ‘alfresco series’ of Avant townhomes, featuring resort-style living extending into a rear yard as part of a premium landscape package, just released as the 2019 Summer Garden Collection.

“We created the 2019 Summer Garden Collection by adding resort style landscaping to rear yards of the 3-bedroom homes we have on offer. These homes typify the relaxed beach lifestyle of Torquay” says David Lunardi, GM Avant Townhomes.

It’s alfresco dining at the highest level, where home-buyers can soak up the evening sun watching cricket or a movie on the outdoor, wall-mounted television. In the day, enjoy shade under a mixed canopy of laser-cut panels and creepers across the overhead arbour reclining on the day bed, which features removable cushions.

“It’s the perfect spot to add an open fire pit as the evening cools – for those crisp winter days after long beach walks or warming up after a surf at one of the world-renowned beach breaks nearby,” says Mr Lunardi. “No matter what the season, you’ll be able to enjoy the Torquay lifestyle to the full.”

The homes also include double-glazed windows, photovoltaic solar panels and each townhome is designed to make efficient use of space and energy. Each home has also been created to complement QUAY2’s environmentally-friendly focus, with thoughtfully-designed streetscapes, parks and even a community orchard.

Avant Townhomes offered at QUAY2 includes three-bedroom, two-bathroom homes with double garages, as well as a selection of smaller townhomes, there’s an option for every lifestyle and stage of life.

“There are so many things to do in Torquay out in the fresh air, why not extend the highest qualities of your new townhome to the outdoors, as well,” says Mr Lunardi. “It’s definitely not the kind of place where there’s a reason to stay indoors for long.”

Christmas in July Comes to QUAY2

On a blustery winter’s day, the Quay and QUAY2 communities came together to celebrate Christmas in July at The Quay sports pavillion, where children created special Christmas decorations out of natural materials, such as gum nuts and leaves.

Tamara Bell, a local architect who created MAKE Art Room, was on hand to help children create their mini-masterpieces. They became a representation of a southern hemisphere Christmas, where she-oak nuts replaced pine nuts, banksia leaves replaced holly, gum nuts were used instead of bells and spinning gum leaves made garlands.

“I also incorporated the indigenous dot circle as an Australian icon to show a coming together of family and friends at Christmas,” says Tamara.

Christmas is a special time for The Quay communities and has been the talk of the town for the last few years as residents go to so much effort to showcase their Christmas spirit, led by The Quay Resident’s Association, who puts on a fabulous event in December with the help of Intrapac Property.

QUAY2 Welcomes 200th Purchaser

Intrapac Property and Hume Property Pty Ltd are proud to announce QUAY2 has reached the milestone of its first 200 sales, just five months after welcoming its 100th purchasers.

Felicity and Lionel Hill signed the contract to call QUAY2 home on the same day they celebrated the milestone of daughter Anabella reaching the nine-month mark and say they couldn’t be happier.

“We drove through The Quay, which is the first stage of QUAY2, and could see that it was aesthetically better than the other Surf Coast developments and a bit more top-end,” says Mr Hill. “It just felt like a nice community.”

“QUAY2 is also fantastic for new mums, because of the community events Intrapac Property put on in the neighbourhood,” says Mrs Hill. “I’ve also joined the New Mum’s Group and the Mums and Bubs yoga and pilates classes – there are so many opportunities here for new parents to meet each other.”

The pair were initially tossing up between moving from their Port Melbourne home to the Surf Coast or the Mornington Peninsula, but chose the Surf Coast and say it was an easy choice in the end.

“The commute from the Surf Coast to my South Melbourne office is brilliant with the VLine train and being at the end of the line for both the starting point and destination means I won’t accidentally fall asleep and miss my stop!” says Mr Hill, who is National Account Manager for Asahi Beverages.

They also preferred the more ‘relaxed feel’ to the Surf Coast, saying it felt more detached from Melbourne than the Mornington Peninsula, where there were less opportunities for building.

“We like the fact the Surf Coast is still developing itself and want to be a bit creative and build a custom house,” says Mrs Hill. “We investigated lots of estate options in Torquay and decided QUAY2 would hold its value more because of the strict design guidelines.”

QUAY2’s estate manager Adriana Falcone says the strict design guidelines are there to protect purchasers’ investments.

Ms Falcone reached the selling milestone after just 12 months of the project being on the market, which she says is prior to expected. She presented the Hill family with a celebratory bottle of champagne on signing.

“It’s a beautiful development and people like the fact they don’t have to wait for titles,” says Ms Falcone. “I’m one of them and look forward to moving from Portarlington to Torquay with all my buyers soon. We’ve secured great investments, as well as beautiful homes in this sought-after location.”

QUAY2 was presented with an Urban Development Institute of Australia (UDIA) EnviroDevelopment certification, which showed the project achieved all six EnviroDevelopment elements, with certifications in the water, materials, waste, energy, ecosystems and community elements.

EnviroDevelopment certification is a scientifically-based branding system that allows purchasers to recognise and select more environmentally sustainable developments and lifestyles. The certification recognises excellence in the field and is reviewed annually. They’re not easy to achieve, with only 20 EnviroDevelopments to-date in Victoria.
